Things to consider when building a new home 

  1. When you meet with a custom home builder, or walk into a model home sales office to discuss a new home purchase, the sales representative WORKS EXCLUSIVELY FOR THE BUILDER. You are a customer, and are not represented by an agent in that office.  You have no represenation.
  2. New home builders already make allowances for customers who have their own Agent, but they will NOT save you that money if you choose not to employ your own REALTOR.  
  3. All commissions are paid by the seller (builder). There is no cost to you to have an Agent working for you.
  4. The prices that are listed for new home models represent the BASE SALES PRICE, which is a standard package for that model and NO UPGRADES. Any upgrades you choose - such as flooring, countertops, appliances, light fixtures, exterior siding, interior paint colors, etc, will be added to the base sale price. Upgrades can cost an additional $250,000. Keep this in mind when searching a price range, and find out what a standard package includes.
  5. The building process can take up to 9 months or more to complete your new home. During this time, your REALTOR will interface with the builder and and assist you in monitoring the construction progress to make sure that you are getting what you pay for.
  6. When the home is completed the sale cannot close unless you sign off on the final inspection. Builders will often pressure a buyer to "hurry up and close the sale", in order to get their money. As your Realtor, I will make sure that you are COMPLETELY satisfied with your new home before you complete he contract.
