Before you make an offer, we will do more homework. We will provide you with a comparison of sales activity of the home you are interested in. This includes recent area sales, contracts that are currently pending in the area, and homes that are on the market now. We also will let you know what the Seller paid for the home, along with what is owed. Evaluating this information will ensure that the offer you make is fair to you! We have and use many strategies that are proven to get you a good deal on your home.

The contracting process is complicated. Nothing is verbal, but instead fully written. The State of Colorado has protected the consumer by drafting a series of state approved forms which help ensure your best interest. A home sales transaction can contain hundreds of pages of documents; but don't worry, we are here to walk you through the process.

Withn the contract are many aspects of home buying; here are just a few:

  • A legal description of the property
  • The offering price
  • A list of fees and who will pay them
  • Amount of the deposit
  • Ability to inspect and repair con if necessary 
  • Time and place of closing
  • Inclusions and Exclusions of Personal Property that accompany the home
  • A series of dates and dealines that make or break the contract
