1. Do You Have A Home To Sell
In the contract you will read "Time is of the essence"
This is a reminder that there are time deadlines for every aspect of the contract. Once the contract has been agreed upon, timers begin to run. If you miss a deadline, you may be out of the deal. We watch these deadlines and ensure that you stay in the contract, as well as ensuring the other party also meets their time requirements.
The inspection deadline is critical. This deadline allows you to terminate the contract if you are not happy with the condition of the home base on inspection. We ensure that deadline provides you ample time to determine that this home meets your criteria. We are often dependent on inspectors and other vendors to provide opinion on condition of the home, including roof and furnace condition. We will help you to arrange all of these matters.
You also need to obtain home owners insurance to endemnify you and the lender against catastropic loss. We help you obtain the insurance binder necessary. This gives you peace of mind to know that the home you are buying is insurable.
